Summer is the perfect time to enjoy your home — but it’s also a season when certain problems can sneak up fast if you’re not paying attention. From heat-related wear and tear to summer storms, here are ten essential maintenance tips to keep your home safe, efficient, and inspection-ready all season long.

1. Check Your Air Conditioner

Before the heat really kicks in, test your A/C to make sure it’s cooling properly. Clean or replace the air filter, clear debris from the outdoor unit, and consider a tune-up if it’s struggling to keep up. An overworked or neglected system can be a red flag during a home inspection.


2. Clean Gutters and Downspouts

Summer storms can dump a lot of rain quickly. Clogged gutters and downspouts can lead to water pooling near your foundation — which is one of the biggest concerns we see in inspections. Keep them clear to prevent water damage.

3. Inspect the Roof

Hot sun, high winds, and sudden storms can all take a toll on your roof. Look for missing shingles, exposed nails, or signs of sagging. If you're uncomfortable checking yourself, hire a professional for a quick look — a small issue now can save you a major headache later.

4. Seal Windows and Doors

Keep your cool air in and pests out. Check for cracked caulking or weather stripping that’s worn down from last season. Proper sealing also improves energy efficiency, which buyers and inspectors both notice.


5. Watch for Moisture and Humidity

High humidity can lead to mold, mildew, or wood rot — especially in basements, crawlspaces, or attics. Use a dehumidifier if needed and make sure vents and fans are functioning properly in kitchens and bathrooms.

6. Service Your Lawn Irrigation System

Check for leaks, broken sprinkler heads, and proper coverage. Overwatering too close to the home can cause foundation issues and moisture intrusion — two things that come up often on inspection reports.

7. Inspect the Deck and Patio

Look for loose boards, popped nails, and signs of wood rot or insect damage. If your deck hasn’t been sealed in a few years, summer is a great time to refresh it.

8. Test Smoke and Carbon Monoxide Detectors

This is a year-round tip, but summer is a great time to check batteries and test alarms — especially before you have guests over or leave for a vacation.

9. Clean Dryer Vents

Excess lint buildup is a fire hazard, and summer heat doesn’t help. Pull the dryer out, clean the vent hose, and check that the exterior vent is clear.

10. Look for Insect Activity
